Trading Up

The selling agents of 7, Murmount Villas on Cork’s Old Youghal Road must be confident of a swift sale — its interior sale photographs show it all decorated out for Christmas, and that’s a look that’s going to date its sale progress unless re-taken!
Originally a three-bed, it’s now extended at ground level, and as a result there’s now a front lounge 15’ by 12’ off the hall, a second living room is similarly sized, as is the kitchen/dining room, and then there’s also a ground floor study, a conservatory 12’ square, with tiled floor, glass roof and all overlooking the tiered back garden.
The rear is pretty private, with a southerly aspect, and is low-maintenance, with the sole strip of lawn to the front, yet with lots of room for parking on the brick-paved drive.
Upstairs are three bedrooms plus family bathroom.
The owners have done lots to the house, says selling agent Matt Fallon, who emphasises the range of services on the doorstep, with Dillons Cross a couple of hundred yards away past St Joseph’s Church.
VERDICT: Very family friendly, especially at ground level, with adaptable rooms.
There’s extras on the side, at 43 Eagle Valley — it’s the one-bed self-contained apartment called 43A.
This four-bed end-of-terrace home in the Wilton, O’Brien and O’Flynn development has options for families, those working from home, those with family members to mind at a short or small remove, or investors/those looking for a bit of income from their property.
It’s for sale with agent Johnny O’Flynn of Sherry FitzGerald, who guides it at €225,000, and he says other similar four-beds here without the apartment would typically sell for €200/201,000.
No 43 and its adjoining apartment is being sold for an investor, and most interest is from other investors keen on an income stream, but it could also suit a range of private buyers, adds Mr O’Flynn, due to the ‘granny flat’ angle.
Condition of both is excellent, he stresses, with a regular floor plan (ie two reception rooms, four beds with one en suite etc) in the main house, and there’s even a shower at ground level, under the stairs.
The 360 sq ft apartment has kitchen/living/dining space, bedroom, it has its own back garden, and each has its own gas central heating boiler.
Mature, professionally landscaped gardens of almost half an acre come with the big family home, Greystones, in the Hilton scheme off the Model Farm Road, a couple of miles west of Cork City.
The detached, five- to six-bed family home has a balance of day and night-time rooms, thanks to its 3,400 sq ft of space, and pretty much all of its rooms are well-sized, too. Dating to the 1970s and 1980s, Hilton is home to a like-minded collection of spacious houses on decent sites, and they tend to do great service rearing large families. Ready to rear a new family, Greystones (built by Noel Parkes) is a large home, with great gardens which have been worked on by top landscaper Brian Cross and which include a pergola, patio and sun terrace with Liscannor paving, along with outside WC, garden storehouse and boilerhouse, while ivies and lush climbers soften the house’s stone and dash walls.
This private, detached, two-storey house has lots of mahogany used in the stairs, doors and door frames, while ceilings in the 20’ by 17’ lounge, as well as in the 20’ by 14’ family room are in parana pine. Double sets of sliding, mahogany doors link/separate the main lounge from the bright 20’ by 14’ dining room, which also has garden and kitchen access. The kitchen is standard-sized, with a utility and side lobby, and other rooms include a breakfast room, with parquet floor, linked by arch to the high-ceilinged family room with a Le Droff fireplace. Upstairs are six bedrooms, or five doubles plus a 12’ by 8’ study; the main family bathroom has a five-piece suite, and the master bedroom’s en suite has a Jacuzzi bath, with granite tops around the sink. Selling agent Brian Olden of Cohalan Downing says the 150’ by 120’ site has great privacy due to the planting.
VERDICT: Great, mature gardens are an adjunct to the house’s size.
Ideal for asthma sufferers and those keen on easy-clean surfaces is the end-terrace townhouse at 47, Clonea, a spotless home in the Mount Oval Village development in Cork’s Rochestown.
New to market with agent Jeremy Murphy, the three-bed home has the same tiled floor in its hall, guest loo, front living room, rear dining room, and extending out the back to the kitchen too; it’s got sort of a wood look, and gives an effect of parquet flooring.
The house, in a cul de sac with reserved parking, is new to market with auctioneer Jeremy Murphy, who guides it at €229,000 and who says it’s in great order, suitable for traders down, small families or first-time buyers.
It’s got a front reception with double and part-glazed doors to the hall, rear dining room with patio access via French doors, an adjacent kitchen with oak units, integrated appliances and walled-in back garden.
Upstairs No 47 has three bedrooms, one of them en suite, the three rooms are carpeted, and there’s a main bathroom with tiled walls and floor.
VERDICT: Very well-kept, and will continue to be easy to keep, inside and out.
