WHAT really affects the market is confidence, the lubricating oil that allows the wheels of supply and demand to mesh together.

Confidence is hard to gauge and impossible to predict in buying and selling property, and has been damaged hugely in recent times, to such an extent that it will probably be a 10-year cycle for the overall market from tipping point in 2006, back to something more balanced.
