Kilmagner needs ‘final finishing’

CONCEIVED as a bit of a dream country property project, this Kilmagner ‘estate’ house has a bit to go before it accommodates new occupants.

Built around 2008/09 to what was going to be a high overall specification, and standing on 15 acres with a pond/lake, work stopped when the shell and structure was weather tight.

It’s now for sale with a €375,000 asking price via agent Michael O’Donovan of Sherry FitzGerald O’Donovan in Mallow, who says that its creator will bring it to a ‘builder’s finish’ for a further €100,000; The final finishing budget will depend on discretionary things like quality of flooring, kitchen, fireplaces etc.

Given the sizeable 4,500 sq ft of house already built and a new owner will probably not want to cut corners inside so expect a final upgrading bill of a few hundred thousand euros.

The house has a natural slate roof, limestone window sills, sliding sash double glazed windows, and precast concrete floors at first floor level, set up for underfloor heating. Set in parkland, it’s five miles from Fermoy, a key point in this sale is the private 15 acres plus lake..

According to Mr O’Donovan, this Kilmagner house needs plastering, wiring, timberwork, etc.

VERDICT: You’ll have work to do, but the basics are good.
