Affordable enough for the better funded first-time buyers, but big enough for a family trading up, the four-bed semi 177 Parkgate will have a wide market appeal.

So says estate agent Jeremy Murphy of this Frankfield, Cork city home which has been extended to the rear, with a bright sun-room adding to the ground floor’s accommodation, now making for three reception rooms in all.

The upgraded 1,400 sq ft house has a €259,000 asking price, and is in the O’Flynn Construction development on Douglas’s fringes.

The vendors of 177 Parkgate have been in situ from day one, says Mr Murphy, have tended the house very well, and it’s in walk-in order, he adds.

Key points are the south-west aspect back garden, which means the sun room is a bright and warming spot integrated into the main portion of the house, and just next to the kitchen/dining room which also has garden and patio access.

The owners altered the standard Parkgate kitchen and utility layout, and the units in this alternative configuration are hand-painted solid oak, with beech worktops. The back patio is paved in quality Ballygarvan stone, with rural views over the garden’s shrubbed and walled perimeter.

Floors downstairs are in quality woods, and there’s an oak and cast iron fireplace in the 14’ by 12’ front reception room, plus bay window.

Viewers love the space at 41 The Marlings, a 2,450 sq ft home (thanks to an extension) in Cork’s Grange, on the hilly fringes of Douglas.

In any case, these were always decent sized home when built in the late 1960s and into the ‘70s, and at its €365,000 asking price, it’s a fair offer for an extended five bed detached, reckons Ann O’Mahony of Sherry FitzGerald.

She has it under offer, and says things like the space, plus a master bedroom almost 19’ square with dressing room and en suite, are proving popular with viewers.

A well-cared for and attended family home, No 41’s on nice gardens with a range of expansive views from the rear over Douglas and the Tramore valley to Cork city centre, thanks to its elevated Grange/outer Douglas niche. The sensation of space is undimmed inside, with linked reception rooms off to the right, along with a family room and den, and the kitchen’s a good 17’ by 14’ and has a utility room and a pantry to hand — the latter by the den — plus a guest loo.

A very good family house, and a commercial building the size and shape of a modest bungalow, combine in this property package at Ballyvecane Upper, Glencairn, near the Waterford heritage town of Lismore.

Moving here may mean cutting out the daily work-commute for the right buyer, as the adjacent 1,300 sq ft extra building has lots of scope for home workers, or even hobbyists — or, you could just let teenagers colonise it.

The bungalow home is a good-looking dormer, with south-facing rear deck, currently with its main living and sleeping quarters all on the lower ground floor. But, there’s also a spiral stairs up to the floored attic, ready-made for storage and with skylights in place.
