GOOD design by an architect helps No 17 Cois Tra stand out from the recent throng of houses around Co Clare’s Lahinch.
The scheme, elevated on School Road, is within a walk of the famous beach, and there’s views of the Atlantic swells and the golf club swells too.
But, despite the summer and seasonal attractions, this is a house done to a high enough standard to be a year-round home, say agents Sherry FitzGerald McMahon.
They are seeking €280,000 for the distinctive-looking house, and say that it’s in a small scheme, free of annual maintenance charges.
Design features include the split-level feel on a sloping site with cube-like shape and mono-pitch roof, yielding high sloping ceilings internally in the main living space, with a balcony/landing linking the upper level’s rooms. Externally, there’s a west-oriented balcony off the 19’ by 12’ living room, via French doors, and the dining room has a double aspect, with large picture windows.
One of the three bedrooms is en-suite, and there’s good storage options too for long-term living options.
: There’s been lots of fairly standard second-home schemes in Lahinch in the last decade. Cois Tra is well above the average.

BUYING Ardnacarrig will be only half the battle: there’ll be almost as much spent again (or more?) in getting it bang up to date, and to contemporary comfort levels.
This 2,000 sq ft, end of terrace home is at 1 Rockcliffe Terrace, on the main Blackrock Road in Cork city — sort of a gold-plated location, so there will be interest.
But, bad and all as banks are for mortgages, they like lending on do-er uppers even less, so you’d want to have a bit of cash in hand to make a fist of this top-to-bottom renovation.
Selling agent Timothy Sullivan guides the four-bed with some nice, basic features and some attractive bow-shaped rooms at €265,000, and says another bonus is a 200’ to 300’ long back garden, although the only rear access is through the house.
The period home faces south, with off-street parking and a front 15’ by 14 sitting room with stone fireplace and bay windows, while another living room has a bow-end window to the rear, as does the room above it.
Virtually all rooms have fireplaces — handy as there’s no central heating.
Rented for the past few decades, neglected Ardnacarrig now needs TLC.

WORKED on inside and out is this upgraded west Cork farmhouse at Tulligee, off the main N71 between Clonakilty and Rosscarbery, and near beaches via Rathbarry. Auctioneer Martin Kelleher says a suitable extension has been put on, so there’s about 1,800 sq ft of living space, with the house on one-third of an acre. He adds that there’s good storage, a decent shed, big deck space, play area and landscaped gardens. There’s an entry sun room, hall, sitting room, dining room, kitchen/family living room, and four/five bedrooms.
A strong, accessible location, and a decent house and site make for good family home.

There’s also a family room, with back-boiler fireplace in a handmade surround.
Selling agent DNG WH Giles seeks offers of €180,000 for the cheery, red-hued family home with options for four, five and even six bedrooms, one of which is en suite, while another has a fireplace.
