Classical interior and lots of privacy in suburbs
And the double-fronted, hipped roof house has classic proportions and over 2,500 square feet of space, over three storeys in a great location.
It’s a walk to CIT and a short drive to UCC, CUH and the Bon Secours Hospital, while being 10 minutes from town.
An elegant five to six bed house it also comes with a hidden west facing garden and large garage on its bookend site near the junction with Rossa Avenue.
Built to a high standard by its vendors nearly 20 years ago, and with a family of four almost fledged, the house is now on the market at a knockdown guide of €450,000 through Malcolm Tyrrell of Cohalan Downing and Johnny O’Flynn of Sherry FitzGerald.
Facing east and west, No 23 Melbourne Court has great privacy and is not overlooked at the rear.
At the front there’s parking for three cars — a boon in this area where parking is highly prized.
And the house is unusual in that its classically-styled interior includes lots of art in the fabric and on the walls of the house, mixed with some very contemporary fittings.
The front door includes stained glass panels by artist, Celia Daly, with similar glass in the double doors of the dining room and lighting in some of the rooms is by Mimo, with a locally sourced, hand-made kitchen in alder.
At the rear there’s a bespoke and eleborate Zen garden with koi pool, integrated lighting, planted areas and bench seating, while the main garden stretches towards the north and is lined with mature trees and shrubs and has a large lawn at its centre.
The garden is secluded behind high block walls, covered in perennials climbers and a variety of rose trees.
Inside, the house is warm and cosy helped along by the russet glow of mahogany doors and flooring and rich silk rugs
The house is neo-Georgian in layout, with two formal and interconnecting rooms on the left-hand side and two informal rooms on the other. The drawing room has soft yellow walls and buttery drapes and furniture is a mix of antique and modern with an antique cast iron fireplace at its centre.
The mahogany folding doors are a feature in their own right, with stained glass panels in soft floral shapes and lead through to the dining room.
Its mix of old and antique furniture and elaborate drapes creates an old world atmosphere and yet it’s a bright room with windows on two sides here, including teak double doors that give directly onto the garden.
Both rooms have high ceilings and cornicing, as does the informal living room which lies to the front of the house and comes with an oak and cast iron fireplace and built-in units to both sides.
The kitchen is a relatively new addition, with an extended dining area that connects to the Zen garden through another set of double doors.
Units are handmade by Home Grown Kitchens and are simple Shaker-style along three walls, with granite worktop and an ergonomic, oval island unit facing a de Dietrich range cooker.
A large pantry unit on one wall provides masses of storage, including vegetable baskets, and there’s an adjoining, double fridge freezer with built-in wine rack.
Tiling is in bright red and yellow mosaic and lighting over the island and over the dining table is sourced through Mimo.
The dining table and chairs were also handmade in alder and outside the dining room is a large, Kimono grill. This beast was specially imported from Germany and is capable of cooking a whole turkey, goose or duck, the vendors say, as well as being able to smoke fish.
Working on the same principle as a tandoor, it’s similar to the American egg cooker, they say, and works on charcoal. Unfortunately, this will be moving with them.
Next to the kitchen is a double-sided utility with plenty of built-in units and enough room for a gas boiler, washer, dryer and sink unit and it also has direct access outside.
The guest bathroom is next door and is tucked away at the end of the main hallway.
On the first floor there are four double bedrooms, with the master bedroom to the left of the main landing.
This 18’ by 14’ room has two windows facing south-west and a large en suite that was renovated as part of a complete overhaul of the plumbing system, which now includes high pressure power showers all over the house.
Finished in cream porcelain, this en suite has a large shower cubicle with Grohe fittings and a vanity unit finished with travertine and including an integrated mirror, lighting and plenty of storage. Storage is also provided in the main bedroom with a wall of built-in units.
On the opposite side of the landing is the second, main bedroom is equal in size and comes with mahogany robes, while to the rear there’s a slightly smaller, girl’s bedroom with very attractive built-in units by Crevan Faley Bespoke Furniture.
The main bathroom has a similar finish to the master en suite, but has a Jacuzzi bath as well as a separate shower cubicle. Again it comes with a fitted vanity unit and Grohe bathroom fixtures.
The last bedroom on the first floor is used as a gym/store room, while on the second floor there’s a large fitted office with task lighting and a smaller, single bedroom.
The bedroom space is very good here and is very flexible, which would allow plenty of scope for a growing family, or for those who work from home.
With mature gardens, a great accessible location and an above average interior, this house is a walk-in proposition, and represents really good value at the guide price, says Malcolm Tyrrell.
For growing families, it has a choice of good schools on its doorstep and the bus stop is just up the road. Handy.
