Ardán Cúil Fliuch is a niche development of just five houses tucked into the back gardens of a former council house at St Philomena’s terrace.

Local builder, Michael O’Mahony managed to get two blocks of semis here and, to be fair, the finish is impeccable — you have to drive in to get the layout.

Just off the centre of Tower village and close to the local playground, these three-bed semis are ideal starter homes, but would also be great for downsizers.

The showhouse is now ready — the property’s not furnished, but is fully fitted with tiling, flooring, kitchens and comes fully painted.

The main selling point will be the extended sunroom at the rear, which faces full south/west and gardens surrounded by solid block walls for the most part. In total, these houses are over 1,100 square feet, and while the interior layout provides for a separate living room, there is a header in place to allow double doors from front to back.

Colours are tasty and the tiling is low key, while the kitchen comes with cream and cherry units and all appliances are included.

Finish is a hallmark of O’Mahony’s work and the houses are ready to move into: his company is also the main contractor at the Mitchell’s Court scheme in Kerry Pike.

The showhouse shows exactly what’s included in the price, and while Robert Harkin of Harkin and Associates quotes a €250,000 guide he’s open to negotiation.

There are just three houses remaining at Ardán Cúil Fliuch with one occupied and one nearly ready to go. The showhouse will be open tomorrow from 2.30pm to 5.00pm.Worth a look.
