A work in progress

IT’S quite unusual for a property to go to auction outside of agricultural holdings in the south, which is why a new house at Gortmore, Lombardstown is already receiving more than its fair share of interest.

A work in progress

A substantial 2,250 square foot house, it’s only partially finished, hence the guide price of €175,000, prior to auction.

Dan Fleming of Fleming Auctioneers will be wielding the gavel on Friday, February 18, and expects a good response.

The property is big and bright, says Marie Fleming and while it comes with a big kitchen and utility, conservatory, family and sitting room, it will need the intrinsic work finished.

This includes plumbing, electrics, water and sewage and the work remaining is factored into the guide price.

Overhead, there are four bedrooms with en suite master and family bathroom.

Located outside of Mallow and close to Banteer, the property is an ideal step on the ladder for young buyers, especially tradespeople, says Marie Fleming.

The cost of a site and a build of this size would be substantially more, she says.
