Heights of grown-up appeal

NUMBER 3 Sirius Heights has the kind of grown-up appeal that will make it a dead cert for couples or older families.

A three-storey, four-bedroom townhouse at Passage West, Co Cork, it’s impeccably finished and maintained, and the elegant layout makes for a cool, calm living environment.

At the guide price of €370,000, via Ann O’Mahony of Sherry Fitzgerald, there has been no appreciation since these properties went on sale in 2005, but instead, the buyer here will get thousands in expensive extras.

No 3 is the kind of property that’s a dream to view: it’s fully finished, has tasteful, well chosen furniture which shows it well, with lush carpets, quality flooring and colour schemes that are gentle on the eye.

And then, there’s the quirkiness of the layout, with a central living space, a lower level (with decking to the front and separate access) that offers, bedroom, office and utility space and a second floor bedroom level, where again, a practiced property eye shows.

Here, the smaller bedrooms were removed in favour of two decent rooms: the master bedroom coming out best and including an en-suite bathroom and a bank of wardrobes.

It runs the width of the house and also has the best harbour views, which stretch as far as Fota Island.

The main living area is smart and open-plan, with a formal lounge to the front, again with the best of views, a dining space facing French doors to the garden and then, a fine, fitted kitchen with a granite worktop in black.

The back garden is a revelation: low maintenance, it combines lush planting with intricate paving, raised beds and a sunny deck area with dining set. Best of all it faces full south.

On a height above the harbourside town, this townhouse is a very metropolitan addition to the skyline and it’s one of only a few units in a low-density scheme on Church Hill.

Yet, it’s a quick drive to Cork city, to Carrigaline and is minutes from the ferry to Cobh.
