In fact, you could almost get a job-lot of all four city pads for around €280,000 — which was the price of a single standard city apartment a couple of years ago.

Appealing to the builder, or DIYer, this selection of four do-er uppers are priced at €65,000 to €75,000 — but that’s before you start the renovation budget.

There’s a choice of two at €65,000 each: one with Michael O’Donovan of Sherry FitzGerald is 6, Rockvale Terrace off the Lower Glanmire Road beyond Kent Railway Station. Managing to fit in 725 sq ft of space, it has two upper floor bedrooms and a bathroom, and downstairs there’s a front lounge and a rear kitchen/dining room, with no particularly large rooms on offer. Behind is a small enclosed yard. No 6 has gas central heating, but pretty much needs everything to make pretty once more.

Also now at €65,000 is the tinier No 6, St Patrick’s Square off Gerald Griffin Street near Blackpool and the North Cathedral.

It has just 450 sq ft of shabby space, went for sale last year at €70,000, was sale agreed, but the sale fell through. Now, there’s €5,000 knocked off the price by estate agent Kathleen O’Shea to encourage someone to roll up their sleeves and get stuck in.

And, she’s also taken €5k off the price of another collapsed sale at 12, St. Patrick’s Square, a 550 sq ft two-bed end-terrace home in a cul de sac, in need she says of full renovation. Asking price now is €75,000 for No 12.

Meanwhile, back with Sherry FitzGerald, €75,000 was quoted for the 700 sq ft two-bed refurbishment job at 1 Harringtons Square, at Dillons Cross beyond St Lukes, just going ‘sale agreed.’
