THE owners of 35 Ringcurran Rise near Kinsale in Cork got in at ground or planning level, got to put their own input in the house design — and the individuality still shows in spades.

The detached bungalow home near Summercove and with outer Kinsale harbour views was built by the well-regarded local firm E&T Builders, who did the several dozen homes here over the past decade, a mix of two-storey detacheds and bungalows. Now, No 35, with around 2,400 sq ft of space with a bit of design swagger and an assured contemporary look, comes up for sale. Local agent Patricia O’Regan of Sheehy Brothers guides it at €600,000 (they also have a two-storey nearby in Ringcurran at €650k), and highly rate No 35’s finish, quality and bright open spaces.

The setting is up above Summercove, beyond Ardbrack, a sort of grand circle viewing point of Kinsale’s inner and outer harbour, with this particular spot most focused on the mouth of the harbour, looking out over the rooftops of the houses beneath. There’s a national school nearby, the famed Bulman bar is down by the water’s edge at the scenic pier, with Charles Fort standing sentinel nearby, while Kinsale town is a good trot away, with the pedestrian Scilly Walk as a pleasant stroll into town option.

Despite its bungalow descriptive status, the extended No 35 Ringcurran has an upper floor, home to one bedroom, while there are three other ones at ground level, and the living space is characterised by a largely open plan layout and airy feel.

Decor is smart, from the ash-floored and high-ceilinged hallway inwards, the c 16’ by 16’ living room has a purple chimney breast with raised gas fire and windows either side, and regal purple features again in a clever screening wall in the dramatic rear sun room with its high pitched ceiling and walls of glass.

Both that architectural sunroom and the dining room off the kitchen open to the decked and railed patio, while light floods into the kitchen/dining heart thanks to the high, glazed apex gable wall. The contemporary kitchen has units in cherrywood, with black granite tops and stainless steel kickboards, and has a mix of integrated appliances, and off it is a utility, with hotpress .

Bedrooms are carpeted, with strong feature colour walls and built-ins, the master bedroom has a bay window and a feature glass-block wall screening the en suite shower room, while the main bathroom has a Jacuzzi. The top floor bedroom/study has harbour views from its Velux roof opening.
