IT’S not often these big, Bishopstown houses come up for sale and considering the depressed market at the moment, now could be the time to make that trade-up decision.

No 7 Woburn Avenue is tucked away in a quiet enclave off Rossa Avenue in the main Model Farm Road/ CIT/ Bishopstown access node and yet, has a gentle, suburban setting.

The house is on the market with Michael McKenna of O’Donoghue Clarke for offers of €575,000 and a buyer is getting a lot of house for that money.

With it’s cedar-clad exterior, this ’70s house is up to current design trends and while it will need a little modernisation, it would reward the investment handsomely, says O’Donoghue.

Accommodation at the moment is over two floors, but there is the potential to move into the high attic space and also, to expand into the garage area, if necessary. Space is good, though and no 7 offers a living room of 17’ by 10’, a dining room with similar proportions and a kitchen/diner with utility and bathroom.

The house, which comes with a large corner site and which needs renovation, is now under offer at €240,000 through agents, Keane Mahony Smith. At market peak, good examples of these bungalows made a high of €535,000.
