Strong sales keep market moving

PROPERTY is moving on the west of Cork city — recent weeks have seen two strong sales agreed in the teeth of the slowest property market in decades.

A period property at Canon’s Cross, Inniscarra, which was launched in May of this year at €950,000 has just been sale agreed through joint agent Savills and Irish and European.

The two-storey period property with the bones of three acres of riverside gardens attracted a huge amount of viewings and is believed to have been closed near enough to the guide price.

Also sold by Irish and European, is 24 Hayfield, which also hit the market in May and carried a guide of €925,000 through agent TJ Cronin. The modern 2,000 square foot, four-bed near St Peter’s Carrigrohane, is likely to have made close enough to the guide price.

Meanwhile, in the same general area, no 5 Leemount Terrace, Carrigrohane has hit the market to considerable interest.

This is not only testament to the location but also the guide price of number 5 Leemount — because it certainly ain’t about the state of the house. Even Norma Healy of Sherry FitzGerald candidly admits that it has “four walls and a roof”. The 1940’s bungalow is part of a row of similar, bay-windowed houses near the Angler’s Rest.

It has great potential, however, and is a bit of a blank canvas, so the guide of €195,000 is fair enough for a property that needs work. The current offer is €150,000 and there are plenty of viewings booked by those who appreciate the Leeside location.

The bungalow is a double-sided property with just over 800 square feet, but there’s room at the rear to extend. In its present layout, it has one living room with galley kitchen to the rear, three bedrooms and a bathroom.
