All manor of modern conveniences in modernised Belmont House

THERE has been continuous occupation of this site at Upper Rochestown since the 1600s, and Belmont House is the most recent occupier. It’s not new, though it looks like it was built in the last 20 years.

Far from it — parts of the building date back to the 17th century, but the house was remodelled at the close of the last century. While it has the space and feel of a grand old manor, it has the insulation and finish of a modern dwelling. Covering 3,800 square feet, this lodge-style house has period features in a modern makeover.

The high ceilings and original fireplaces have been retained, but in every other way the house is new. Set on a level, leafy site of 2.5 acres and in the middle of prime, Rochestown real estate, the property is for sale in a number of lots through auctioneer, Matt Fallon, of FML Properties.

The house and courtyard building are being offered, along with an acre of ground, for €1.2m and there are two sites on offer at €430,000 apiece. Located just off Coach Hill, the property is next door to Eyrecourt, one of the most discrete schemes in the city, with five large houses that have yet to be re-sold. The approach to Belmont House is via a long driveway, from the road into sheltered and leafy grounds.

On the left-hand side of the approach is a half-acre site, (part of the sweep of gardens and abutting the boundary wall of Eyrecourt), which has planning for a classic, two-storey house of 4,000 square feet.

The main house and its courtyard, (which includes a restored, two-bed farmhouse) stand facing the driveway, and to the side, on the site of an old orchard, is a second site, with old boundary walls and a south-facing aspect. The property can be sold in the entire, or will be sold in lots, with full planning permission on one site, and outline on the other.

The site values compare favourably with others in the Rochestown area, and, considering the privacy and maturity of the sites, they should draw strong interest. The first is ready-to-go and is a five-bed, all en-suite dwelling that has a mature boundary on three sides.

The fourth, facing the house, includes a huge, sweet chestnut tree that adds a stateliness to grounds.

The house is also very big, with a range of living rooms, a modern kitchen diner and four large bedrooms at first-floor level.

To the rear is a small, sunny courtyard, and behind is a two-bed, two-storey farmhouse, also fully modernised. The site of an acre wraps right around the house and includes a couple of older, stone buildings at the rear, and an old stone wall with a door in the centre leading to half the orchard site.

It’s really the kind of property that has to be viewed to be appreciated, and as the price is way down on previous values, self-builders, and those looking for a period, one-off property, should give Belmont the once-over.
