Detached residence offers good value for money
The little sráidbhaile has been under the radar for a number of years as a residential location, but its proximity to the city’s western rim and the cut-off point of the Green Belt, has made it a quietly, aloof area.
Then, it’s just a 10 minute commute to the larger hospitals and third-level colleges in the west, but remains an unspoilt, rural area.
Springvale is one of eight properties in a small enclave close to O’Shea’s pub in Waterfall and is new to the market through Kevin Murray of Murray Browne.
Built in the 80s on what was then a collection of serviced sites, most of the houses in the group are still lived in by their original owners.
Springvale is being sold because its owners are downsizing and the house is affordably priced for the area, says Murray, at €550,000.
The deluxe and totally unique, Earl’s Well houses are hitting the €1.2m to €1.4m mark across the road and nearby Heatherfield houses have made million-plus prices in the boom, though that’s come back somewhat now.
In those terms, buying this detached, three-bed for half the money is good value, says Kevin Murray.
With full planning for an attic conversion, it has a great run of living rooms and comes with two sunrooms, a family room, TV room, dining room and a well fitted kitchen.
It has mature, landscaped lawns with patio and water feature.
