Plenty of potential in Beaumont
Beaumont is broadly characterised by swirls and eddies of mid-1900s semis, some of them now massively extended. Any property with a corner site has added value, if not a new house already built on it.
The Crescent is one of Beaumont’s more interesting enclaves, and a few modern whoppers have been put up in the last five years, some in place of older houses that made way for grander ambitions.
No 42 is a four-bed semi, with about 1,300 sq ft of space on a private plot of ground, about 100' wide and 130' deep.
It is enough ground to perhaps entertain hopes of another dwelling in time, depending on planning permission and appropriate design.
It is also highly extendable to the side or back, but an extension will leave plenty of outdoor space as well if done right. In other words, all the options are there.
The house is guided at €595,000 by agent Jarlath Boyd of Savills HOK, who points to the further potential but feels it may well just as easily bought for its own merits and location.
As well as two reception rooms — the front one has a distinctive tripartite set of windows — the house has a kitchen, pantry, guest lavatory and four overhead bedrooms.
Outside, there’s just so much space right now, and the property includes a bike shed, utility, garage, car port and glasshouse. The house, which has quite an original feel, has oil heating and some replacement glazing.
