Large detached house is very well appointed and ideally located
In fact, Parkgarriffe was the last public offering here in this short cul de sac park, back in 1998 (then making £286,000,) and now it has come around again, bigger and better than before.
The detached house of 2,400 sq ft plus attic room is new to the market with Dennis Guerin, MD of Frank V Murphy auctioneers, who has had a bull run at the upper end of Cork’s residential market in the past six months or so, having just sold a semi-detached Marina do-er upper for €1.4 million.
He sold this Endsleigh offering last time around too. Now, it priced in excess of €1.8 million and viewings will be brisk given the demand for quality homes on the city side of Douglas village (a six-bed semi in Knockrea Park has recently been sale agreed at about €1.4 million, while the Douglas Road Edwardian semi, Ivydene, made €2.2 million back in February, via Mr Guerin.)
‘Old’ Endsleigh, with its discrete opening opposite Belvedere Lawn, has less than a dozen houses, most with similar design features, a sort of cross between wooded Tudor and ’Arts and Crafts’ in architectural types.
Parkgarriffe is a mix of older style with a modern makeover, and while the main rooms wouldn’t have been overly large when first built, this has been addressed by way of inter-connecting rooms now. For instance, the joined family room and living room link in to a conservatory to give an airy 25’ by 14’ L-shape space to the back, while the kitchen/dining room links into another reception room/den study.
The kitchen packs in a vintage four-oven Aga, and granite worktops, as the sine qua non of homes at this upper price echelon.
Other ground floor space includes a dining room to the front, as well as a sitting room with bay window and open fireplace, plus hall, guest WC and utility room off the kitchen. Original features include some old tiling, brasswork and the oak floor in the hall.
Three of the ground floor rooms have fireplaces, and two of the six bedrooms (or five plus a study) come similarly equipped.
Both the main bathroom and the master bedroom en suite have a bath in the main room and a shower in the en suite.
Parkgarriffe’s deep and private site has an east-west aspect, 50’ across and 150’ deep, and the back garden is well-aspected for after-work sunshine, with patio areas, hard landscaping, rockery and lawns.
