It made over €580,000, in part due to the mad market, but mostly because it had a funky interior and an extremely expensive and utterly gorgeous back garden.

That was then, this is now, and the same selling agent has listed no 62 Seven Oaks just a year later. And into an entirely different market.

Which is why auctioneer Jeremy Murphy is asking €545,000 for the four-bedroom semi in what’s regarded as one of the better addresses in the Cork suburb of Frankfield.

In a cosy cul-de-sac, just off the main Frankfield road, no 62 is a minute’s drive to the Kinsale roundabout, and all parts east and west.

It’s an ideal trader-upper, Mr Murphy says, particularly for those in the area already, and offers just under 1,400 sq ft of space.

There is scope to convert the attic, and the site size is also good with a big and safe garden to the rear. Inside you have a living room which opens on to the lounge at the back, which in turn leads through double doors to the garden. The kitchen has a range of white units and is open to the dining area with a separate utility. The converted garage houses a family playroom.

Along with a guest WC, an ensuite and main bathroom, there are four bedrooms.
