Those with a nice fat lump sum built up in their present properties — or equally, those with a nice fat lump sum will be the main cohort for a new, niche development in Rushbrooke, Cobh, Co Cork.

Under the stewardship of Dermot Lynch, James G Coughlan and Associates, and joint agents, Aveska Properties, these Cork harbour-side homes comes in at €950,000, just under the crucial €1 million mark.

The newly-named, Pebble Beach scheme is a niche development of just six, one-off houses in a choice of three house types.

The dormers range from 2,217 square feet to just under 2,400 square feet for the largest type, the A. This five bed has a stone-covered gable and facade and comes with three en-suite bedrooms. It’s followed by the B, a painted rendered property with feature portico. It is 2,260 square feet. This four-bed has all bedrooms en-suite.

The C, meanwhile, is also a stone-fronted dormer with 2,217 square feet and three of its four bedrooms en-suite.

Neatly divided into two of each type, the houses stand on a generous site, but also have water views.

Another selling point for the properties is the provision of a dock at the beach end, with access via a central roadway.

This scheme will be gated, says Dermot Lynch, with a high standard of fit-out inclusive of the asking price and PC sums of €25,000 for kitchens and a fireplace allowance of €3,000.

Located in Rushbrooke, Pebble Beach offers a new trading up option in a town that’s coming down with period properties.

Also, it’s well located for commuters with a rail, river and road connection to Cork city, giving a choice of approaches.

Fota Wildlife Park and the adjoining golf course and new five-star hotel are just down the road, while shopping at Douglas is available through the river ferry crossing at Glenbrook.
