New phase of Cobh’s Cluain Ard scheme on market
Now, comes the launch of the second half of a 450 new homes scheme.
Increasingly diversified builders McInerneys are behind one of the island’s biggest new homes schemes, coming hot on the heels of rivals, Flemings, who are finishing up their large Rushbrooke development of over 650 houses with just a handful left to sell.
McInerneys have built almost 250 houses above Cobh at Cluain Ard, and now having acquired an adjoining site, are launching 200 or so units, with a similar mix of houses, terraced homes and apartments.
They have joint selling agents Larry Murphy of Irish and European and Con Nagle of Global Properties, and a slow feed since October has seen nearly 20 quiet sales.
Now, they are stepping up the sales programme for Cluain Ard, and say there’s been a pronounced market pick-up in the past few weeks.
“We are seeing people coming out to buy now that we would have expected to buy from October to December,” says Con Nagle of Global.
He stresses the price attractiveness of the scheme, with 730 sq ft two-bed apartment on offer from €245,000, mid-terrace townhouses of 986 sq ft at €290,000, and three-bed semis of 986 and 1,000 sq ft at €310,000. There are seven house types, and each has one en one suite bathroom.
Timber-frame built, they are similar to the first phase, with homes there already occupied so any intending buyers can drive by and get an idea exactly what the quality of the finished product will be like, notes Irish and European’s Larry Murphy who has been selling McInerney homes in a range of locations, for many years.
The location is about a mile from the Cross River Ferry.
Meanwhile, expected to get a February re-launch with another firm, Savills Hamilton Osborne King, is a Cobh scheme of 213 units for developers Aceville with Murrayrforde, being built closer to the town and priced from €325,000 for three-bed semis.
