A holiday home scheme, with some of the properties having Section 23-type tax breaks, is being built on the most expensive site ever sold in Dingle, at the top of the town overlooking the bay.

Local firm Kavanagh Properties is behind the current phase of over 20 houses, 11 have tax reliefs for investor buyers, and sales to Munster and, in particular, Cork people are strong.

Five of the tax-driven houses have already gone, and one straight private sale has been recorded since an ad ran in these pages this month, says joint selling agents, John Diony O’Connor and Padraig Lynch, both based in Dingle.

The site was acquired without planning permission in 1999 for close to €2.5 million for 13 acres, a developer provided 22 homes in the lower portion, and now site purchasers Kavanaghs are doing a similar amount of homes on the upper half - making for one of the largest schemes ever promoted in Dingle.

Prices range from €315,000 to €335,000 for a choice of three house types of 1,400 to 1,500 sq ft, and at such strong levels the scheme will also hold the title of highest capital value in the thriving tourist-frequented town.

Behind the project are father and son, Michael and Thomas Kavanagh, and Thomas came to this Kerry development after a number of years working with Sisks and Flemings.
