Sleepy Hollow comes with lots of extras

IT was called after a local rock band of the 1970s, but the Cork house Sleepy Hollow now is more likely to conjure up images of suburban reveries than raucous rock gigs.

Sleepy Hollow comes with lots of extras

Built about six years by a fan of the former rock band Sleepy Hollow, this Cork house is at Temple Hill Lawn, near the Blackrock road in Ballintemple, with the Marina, Atlantic Pond, Pairc Ui Chaoimh and Blackrock village in one direction, and bustling Douglas in the other.

The four-bed detached house has 2,500 sq ft and was built by Bride View Homes in a cul-de-sac off Temple Hill, with the owners opting for lots of expensive extras which are going with the sale.

It is ideal for a trader-upper in the southern suburbs, says Sonya Irwin of James G Coughlan auctioneers, who is selling for a vendor with a large family who is also trading up to an even larger new home.

She seeks offers around €450,000, and the size, quality of house and location should seen this sum achieved in a market where good quality modern homes in a mature location like this aren’t too common, she reckons.

The square footage would suggest a house of more than four bedrooms, but two are a pretty large size: the ensuite master bedroom is almost 18’ by 13’, while bedroom two is larger again at 21’ by 11’.

All four bedrooms have wood floors, there are lots of built-ins, and both the ensuite and main bathroom have Grohe power showers.

Apart from the four bedrooms all at first floor level, there’s a large landing area, while back downstairs the rooms tally includes large hall with Junkers floor, a 25’ by 14’ lounge, family/dining room, kitchen/breakfast room, utility and guest bathroom. Both main reception rooms have cast iron fireplaces and lots of power points, and both the family room and breakfast area have Junkers oak floors.

Both the kitchen and utility room have pine units, and again there’s a generous supply of sockets for cooks into gadgets - the kitchen has no fewer than 22 power points, while the utility has seven power points.

Site size is one fifth of an acre, and the house has a low maintenance exterior with brick facade. It has gas central heating and PVC double glazing with teak internal joinery.
