Address which will impress
Sunday’s Well has some of the city’s most valuable houses, those large ones with gardens stretching down to the Lee opposite FitzGerald’s Park among the most coveted of all.
Tucked away on the other side of the relatively busy road with narrow stretches causing traffic congestion are a few discrete residential terraces, and Lower Janemount is one.
Up for sale here is 2, Lower Janemount, a mid-terraced three storey period city home with scope to have the upper level let as a self-contained unit.
It carries a price guide of 290,000 euro quoted by Malcolm Tyrrell of Cohalan Downing who says the property has been modernised but still retains some of the features of its period.
Lower Janemount is reached via a short, but very narrow uphill stretch from Sunday’s Well Road, just wide enough for a car, too small for larger vehicles (residents previously have voiced concerns over access for emergency vehicles, for example) and getting skips in or furniture delivered also can be a chore.
However, renovation work by previous owners has installed gas central heating, modern windows copying the original sash central divide, and a fitted kitchen.
There are two ground floor reception rooms, both with fireplaces, corniced ceilings, connected by sliding doors and with wood floors across both rooms.
There’s a kitchen out back plus small room suitable as a pantry or cloakroom as well as a guest WC with shower.
The mid level has two bedrooms, one with cast iron fireplace, and two more attic level rooms, with the best views from the roof windows. One room has sink and wiring for a cooker, and so could be a self-contained bedsit. There’s also a bathroom at this level. Gardens are front and back and there’s a garage.
