Seller of three-bed Kerry property hopes to break the 500k mark
And why? Because this house is a magnificent renovation job, he says, and it stands in one of the best residential areas in Tralee.
Sold by his firm, Sherry FitzGerald, in 2002, the property has been through a thorough upgrade since then, making it an almost new buy, according to Mr Stephenson.
And he reckons it was originally built in the 1940s which makes it a strong structure.
On top of that the renovations included new insulation, new plastering, new windows, wiring and plumbing. Gutted, really.
And now, it’s got a bit of wow factor in the smoothness of its finish and the cool sparse touch of the overall design.
Room sizes are huge in the reception rooms, and they interconnect in places, but the house has what some people would consider a low bedroom count: three.
Mind you, all of these are ensuite and the master is a big room with a separate dressing room and the ensuite has a whirlpool bath and separate shower.
There is space for an additional, ground floor bedroom, says the agent, with a lintel in place for a simple knock-through, for buyers who may need the extra room.
But in the rest of the house you’ll hardly need it. Finished to a tee, the main reception rooms have gleaming wooden floors, some of it oak parquet and Jerusalem stone in the hard wear areas.
The kitchen is right up to the minute in dark cherry, with granite worktops and integrated steel appliances and light fittings: the island unit also doubles as a breakfast bar.
Next door is a breakfast room, with double doors onto a huge deck at the southern side of the house and in between is a small conservatory in what was once the porch entrance of the house. Close by is a utility, fitted in the same units as the kitchen and a guest WC.
The site is triangular is shape and The Kerries sits close to the apex, leaving the bulk of the 0.4 acres running down to the road, giving the house a strong sense of privacy. It also has an old tree-lined boundary to the side.
As well as the large deck and the landscaped gardens, the property comes with a detached garage at the rear and has plenty of parking to the front.
Sherry FitzGerald O’Connell and joint agents, Ger Carmody of Ger Carmody Auctioneers, say they expect strong interest in the property.
