Garden could be the selling point at well-placed home

THE most recent property to come up for sale in Tramore Lawn, off the Douglas Road on the south side of Cork city, was bid up to €440,000 before being sold.

This time round Tim Sullivan of Tim Sullivan and Associates, has given a guide price in excess of €400,000 to Duncoxen.

A four-bedroomed semi in the estate which straddles the South and main Douglas roads, it will need some work.

That being said, the house has a lovely feel to it, he says, and comes with a really good garden the result of years of tending.

The main reception rooms here are exactly the same size, 13'5" by 12', in both sitting and dining rooms and these are followed by a smaller kitchen of 12' by 9', but new owners will probably want to extend, says the agent.

There's more than enough room in the west-facing garden which is a real sun-trap, he adds, and it has a natural stone boundary.

The house mirrors itself in more ways than one the two upper bedrooms are exactly the same size as the reception rooms below and the two smaller rooms are large by modern standards at 11' by 8'.

Oil heating is installed, with a Hamco cooker in the kitchen and the house also comes with a detached garage.

Mr Sullivan says the guide is pitched at a reasonable level and 'expects it to travel', but not to any great extent.

The viewing level is high, but no bids have been recorded at yet, he says.

With access from the main and South Douglas roads, this is a covetable address for southsiders.
