Developers seek des res planning
Bride View Developments have sought planning for 106 apartments on three acres of land by the ring road in Rochestown, bought last year for €3.1 million, or for €1 million-plus an acre. There's an existing permission for just 25 homes on this site, between Sli Carraig Donn/ring road and the estuary.
As reported last week, O'Flynn Construction has just entered the planning process for 74 houses and apartments on Maryborough Hill, as well as a significant development of 630 houses at historic Dunkathel House.
The Maryborough proposal is on over five acres of land at Elden, opposite Douglas Golf Club and just above the Maryborough House Hotel likely to have been bought for over €5 million.
It includes 45 large 1,200 sq ft apartments and 29 houses, including seven detached homes, one of 3,400 sq ft set into a cliff-like slope.
The Dunkathel proposal includes a Powerscourt House type of retail tourism product at the period Glanmire residence, which overlooks the Jack Lynch Tunnel.
Architects for the houses, including courtyard-type homes, at Glanmire (dubbed Dunkathel Village) are Dennehy and Dennehy, while Hogan Architects are involved in the Maryborough Hill development.
Estate agent Trish Stokes of Sherry FitzGerald is advising on both O'Flynn Construction schemes: no price ranges for either development have been revealed, prior to planning permission being secured.
Ms Stokes says the Maryborough Hill development will be pitched at couples trading down from large families large 1,200 sq ft apartments are planned to include features like high ceilings, while the detached houses would continue a trend visible along the main hill itself.
In Glanmire, there is pent-up demand as a number of existing schemes there are coming to an end, and Ms Stokes forecasts strong market demand for homes at Dunkathel House.
