Trading on its heavenly location

THAT hoary old chestnut in the auctioneering lexicon, sylvan, is also the moniker for a fine house in a fine area of Cork city.

Number 2, Sylvan Bank is a four bedroomed, two-ensuite, detached house at Church Road, with the highly desirable Blackrock Road address.

A modern house which has been really well maintained, according to Peter Cave of CB Hamilton Osborne King, the house is now on the market with a price tag of €375,000.

Properties in the Douglas/Blackrock axis are somewhat immune to the vagaries of the property market and as demand is keen, the bidding usually plateaus out at a higher level that the guide price.

Here, Mr Cave feels he’s giving an accurate price level and says the house will sell for around the guide or slightly above that level.

Considering the accommodation available here, the house is ideal for trader-uppers.

It comes with a generous living room of 18’ by 13’ and a great kitchen/dining room of 26’ by 13’, which is L-shaped: it also comes with a fully fitted and separate utility.

The handy thing about this house is that sleeping accommodation is spread over two floors. There’s one bedroom in the attic which could provide a cosy, parental eyrie and the remaining three bedrooms and a bathroom are on the first floor, including another, well-fitted en suite bathroom.

Very little needs to be done here - wardrobes are fitted, the kitchen has a bank of units and the gardens are well laid and includes a large deck.

Even the front drive is cobble-locked with space for two cars and some left over for a shrub beds.

Described as magnificent by Peter Cave, this house should have the viewers flocking in - it’s just released this week.
