Big interest predicted for city house

They are the firm that sold the upgraded and tasty Myrtledene at 7, Sidney Park at private auction this month.
While Brian Olden of Lisney wouldn’t confirm the privately-reached price, it is known it fetched at least €650,000 - well over its €490,000-plus guide when it hit the market.
Editorial in these pages in late May correctly predicted that the guide may well be surpassed given the current strong bidding for limited trading-up stock.
For one important reason, the selling agents say this house will not sail into the same price stratosphere - so perhaps there is some comfort there for under-bidders on No 7.
No 6 is semi-detached, although it does have space for five bedrooms (one is at ground level).
It is attractive and smartly presented from the outside, is freshly painted, has PVC glazing in front, is in very good overall condition and there’s a side conversion.
Sharon Walsh of Lisneys says it is going to make a great family home, within a few minutes’ walk of the city centre and schools, and has a good private back garden with off-street parking and a small garden in front.
It has features like a terrazzo hall floor and similar in the breakfast room, original wood floors in the other rooms, the living room has a bay window, and both the living room and dining room have fireplaces (central heating is by gas).
The kitchen and dining room overlook the back garden, and there’s a utility and guest WC, while the ground floor bedroom has an en suite with shower. There are four first floor bedrooms, some with spectacular city views.
