FANCY a gem on the Ring? That’s the sales pitch for a ready- to-go house site on the Ring of Kerry, where a full and open grant of planning, plus a drawing for an architect-designed home, carry a 48,000-plus price guide.

James Hillis of The Property Shop is selling the one-third of an acre site, water views overlooking Strand’s End in the town, at Dooneen, close to Cahirciveen. What makes it particularly attractive to either an intending owner occupier or builder is the fact planning is granted for a 1,700 sq ft four-five bed dormer home, designed by an architect.

It is near Foilmore NS and a church, and the town of Cahirciveen is a five minute drive away.

The site is adjacent to a Scenic Amenity Area in the Kerry Development Plan; because of its natural views and walks, so sites in the vicinity will be increasingly scarce.

The current grant of planning permission has four years left to run on it. THE dwindling amount of tax relief schemes for investors guarantees overnight interest for any development with the precious Section 23 or 50 designation.

And this is likely to be the case for a niche development in Bandon, Co Cork, where Twomey Crowley are selling 10 apartments at McSweeney Quay, with Section 23 allowances.

With lovely riverside views, Quayside has a great position in the centre of the town and is also close to the new Riverview Shopping Centre.

Developers NIARA Properties of Killarney are to build four one and two-bed units ranging from 560 sq ft to 900 sq ft and six duplexes with a range of 815 sq ft to 970 sq ft. Prices vary and start at 200,000 to 235,000 for the apartments and 213,000 to 231,000 for the duplexes: one remaining commercial units at ground floor level is expected to fetch 245,000: the other unit in the scheme is already sold, say Twomey Crowley.

On-site parking will be available and the units will also come wired for phone and internet access. A landscaped courtyard is included in the plans and the apartments will come fully fitted with Gold Shield heating.

Section 23 relief is a tax deductible rental expense or loss which can be offset against any other Irish rental income in the current or subsequent tax years.
