STAYING in is the new going out. That’s the marketing angle taken by developers ASMQ for their innovative scheme in Rathcormac, Co Cork.

Buy here and you’ll want to entertain, they say, because their houses offer a contemporary and well-proportioned living space.

Built around an early 19th century mill, the Manor Mills estate is a low density collection of three-storey townhouses on the main Cork road.

The bypass will be completed by October, says selling agent Conor Lynch of Property Partners Dick Barry and Co, at which stage he believes the now busy road will be a quiet backwater.

Set behind a long stone wall, with electronic gate access and separate pedestrian gate, there are 22 three-storey townhouses and four apartments on offer in this architect-designed scheme.

And by Rathcormac standards, they ain’t cheap, with the larger, 1,900 square foot type coming in at €340,000.

The team responsible for this bit of Rathgar in Rathcormac are PLM Architects, Kenmare.

The type A showhouse, which will open on March 11, is a two-storey over basement unit with some interesting features.

The ground floor has a kitchen area overlooking a planned green to the front, and at the rear is a splendid, 12’ high living room with double height windows overlooking the south-facing back garden. This ends at the Shanowen River and has some lovely country views.

The second floor has three good bedrooms, and at basement level, there’s a multi-functional room that could function as a fourth bedroom. It has separate access to the front and a steel staircase gives it a separate access point.

And under the front steps is a store/utility room that could convert to an ensuite if required.

Right now, six of the total of 22 are sold, and Conor Lynch says he expects strong interest in the remaining houses.
