Corner house returns to the market
The three-bed corner house, on a larger site than most of its neighbours in the seven-year-old scheme of c 60 homes, went up for sale in early spring with a €255,000-plus guide.
It was sale agreed at a good strong €295,000 before the deal went pear shaped, and as it comes back on the market it already has gone over €300,000 in offers with agent Nicola Murray of Frank V Murphy & Co.
In smart order throughout and with strong wall colours a feature, no 39 is a three-bedroomed semi. It overlooks a green area in the middle of Ballintemple, in a development done in the mid-1990s by O’Flynn Construction and in a spot where capital appreciation has been particularly strong since completion.
The internal layout at 39 has been changed from the standard, so the main 18’ by 14’ living area is open plan just in from the front door, and a glazed door links it to the L-shaped kitchen/dining behind.
There’s a hardwood fireplace in the living room, the kitchen has a Belfast sink and antique pine units, plus sliding patio door to the back garden - overlooking a block-built shed which is plumbed to serve as a utility room.
Overhead are three bedrooms, one ensuite. There is also a main bathroom which also serves as a guest loo as there is no downstairs toilet in the property.
The house faces south, and has gardens to the front, side and back, and it has alarm, PVC double glazed tilt and turn windows and gas central heating.
“The condition is very good, and the location between Douglas and Blackrock makes it very desirable, so it should be snapped up quite quickly now,” said Ms Murray.
