Dublin rents are up nearly 10% in the last year, according to the national renting body.

The latest research from the Private Residential Tenancy Board shows that nationally, private rents are up 5.6% - that number falls to 3.8% when Dublin is excluded.

However, the speed of growth in the capital has shown signs of moderating in recent months.

Anne Marie Caulfield, director of the Private Residential Tenancies Board, says rent levels now are much lower than during the economic boom.

"In the past year, there's been a rent increase in Dublin of 9.5% … at the moment, in relation to prices they would have commanded at the boom time in Dublin, we're still quite a bit behind," she said.

"Rents are down by 9.4% from the peak in Dublin, [and] 17% overall."
