Coming up for online auction on August 14 is an 82-acre farm complete with a superb house and outbuildings.

The property is at Garryrichard in South Wexford, roughly midway between Wexford town and New Ross (around 20km) and south of the N25.

The selling agents are Wexford-town-based Keane Auctioneers, with the online sale being conducted through their own website.

“It’s a farm in top-class condition,” says selling agent John Keane.

“It has very good multipurpose soil and it’s all in cereal crops at the moment.. but you could do anything with this land.”

The location is in the heart of lands that are normally associated with tillage but the set-up and land quality would easily lend themselves to a dairying unit or just about any other activity.

“The land is free-draining,” adds Mr Keane.

“There’s a slight elevation on it and a lovely river at the bottom. There’s a nice private driveway into it.”

The quality outbuildings consist of three substantial storage sheds.

These include a three-span unit with lean-to and wood storage connected to an additional shed with separate lane entrance, along with a second two-span shed with a lean-to.

The house in the middle of the large holding offers privacy and a great standard of modern comfort.

Accommodation in this architecturally designed family home includes a hall, conservatory, dining area, kitchen, utility room, bathroom, and sitting room on the ground floor.

On the first floor, a large landing leads to three spacious bedrooms with ensuite facilities.

There is a separate office space to the rear of the house and a generous deck space for sitting and entertaining.

“There’s good interest in the property,” says Mr Keane.

“Coming from around the country and there’s also a little bit of foreign interest in it.

“It’s a short driving distance from Taghmon village and it’s on the outskirts of Foulksmills village.

"It’s also very close to Wellingtonbridge, so it’s a very accessible place.”

There should be a good turnout for this rare holding, with an expectation of between €1,300,000 and €1,500,000.
