Last Friday, May 8, Newbridge-based Jordan Auctioneers successfully sold a smallholding of eight acres at auction.

Last featured here on April 14, the property is at Clownings, 6km from Newbridge and 8.5km from Naas, Co Kildare.

The auction took place at the Keadeen Hotel in Newbridge, with auctioneer Clive Kavanagh wielding the gavel.

The grassland roadside holding had a pre-auction guide of €200,000 (€25,000/acre) and came with a certain degree of hope value in terms of planning potential. The country’s main thoroughfare (the M7 motorway) is also close by — 5km from the property.

“Its convenient location within close reach of the M7 corridor added significantly to its appeal,” said Mr Kavanagh in advance of the public sale.

As it turned out, the word had got around and there was a strong presence at the auction, with the hammer falling on the predicted value of €200,000.

In the aftermath of the brief auction, Mr Kavanagh commented: “Both the purchaser and vendor were delighted with the sale and the price achieved reflects the continuing demand for agricultural land in strong locations throughout the county.”
