Holding is close to the villages of Galbally and Emly on the Limerick/Tipperary border.

New to the market with Tipperary-based auctioneers Matt Ryan & Son is a 16-acre land parcel close to the villages of Galbally and Emly on the Limerick/Tipperary border.

The property is in the townland of Ballywire, about 4.5km from both villages, and 11km from Tipperary town.

The lands are all in grass and well laid out in two fields with very good road frontage, according to selling agent Matt Ryan.

“They’re well-managed and maintained, and would be ideally suited to a livestock or an equine enterprise,” Mr Ryan said.

He added the position of the holding gives it some "hope" value as a possible site.

“We’ve had a reasonable amount of interest from those who want a small holding as well as those who are looking to add to their existing holding,” Mr Ryan said.

The price guide is €225,000. At an equivalent of €14,000 /acre, it’s a modest enough valuation going by the way land prices are increasing in the current climate. 

However, this is a sale involving bids with a final closing date in mind — at 3pm on Wednesday May 20.
