Located in a scenic inland part of West Cork, a 64-acre traditional holding of mixed quality lands has a broad level of charm that’s attracting attention from far and near, according to the selling agents, Clonakilty-based Hodnett Forde Property Services.

“This is an executor sale,” says selling agent John Hodnett.

“It’s all laid out in one division and located to the south of the Kealkil-Ballingeary road."

The farm is at Incharoe, equidistant (9km) from the villages of Kealkil and Ballingeary, 2km off the main R584 in a quiet rural area of great natural beauty.

Bantry is 20km to the southwest and the famous beauty spot of Gougane Barra is 6km away.

“The farm includes a two-storey traditional farmhouse and a number of outbuildings,” says John.

“Out of the 64 acres of land, there are approximately 24 acres of forestry, about 27 acres of good grazing ground and 17 acres of rough mountain grazing land.

"The land is in old pasture and the forestry has a Sitka spruce crop.

The residence has a southerly aspect and is in good structural condition but would require modernising.

“It’s in a nice sheltered valley and would probably lend itself to a nice organic enterprise or hobby farmer.”

Entitlements worth €3,200 per annum come with the farm, which is guiding at €450,000 to €500,000 (€7,000 to €7,800/acre).
