74a Meath holding guiding €12k/acre for auction

Coming up for auction on Wednesday, February 25th next is a 74-acre piece of prime land in the Royal County.
The farm in question is at Butlerstown, County Meath and the auction will be held at the Ardboyne Hotel in Navan. The property is close to Nobber (about 5 minutes away) and is roughly equidistant (15-20 minutes’ drive) from Navan and Kells.
While beef is the main agricultural activity one would normally associate with Meath, there is also plenty of tillage activity, of which this holding is an excellent example.
“It has only just come to the market and we’ve had a good level of solid enquiries so far,” says selling agent Lynn Lynagh of the Navan office of T & J Gavigan Auctioneers.
The price guide of €900,000 (€12,200/acre) seems tempting for this part of the world. One might assume that such a level will be surpassed during the auction but as with all live auctions, it’s only on the day itself that the true story will be told.
“There’s excellent road frontage on this farm,” says Lynn. “There’s a minimum of 600 metres of frontage onto the public road. The land is all in one block and there’s one access point.”
The road is a minor public one, just off the R162 and the holding is laid out in two fields, with clearly defined boundaries marked by mature trees, hedgerow and fencing.
“It’s really good quality land,” emphasises Lynn. “The combination of the location and the excellent quality of the land are the main selling points of the property.”
The location of the holding is certainly a strong point – located at the northern end of the county, Dublin City is a 40-minute drive away, while the N52 passes close by to the south, linking Ardee and Dundalk to the northeast (18km and 40km respectively) and Kells (14km) to the southwest.
It’s certainly a good opportunity for the right person and there should be a fair representation of them on the day in just under 3 weeks’ time.
