The 143-acre farm near Mullingar is in an area that is renowned for top-quality farmland.

Coming up for auction on Wednesday, December 17, at the Greville Arms Hotel in Mullingar (and simultaneously on LSL Auctions online), a 143-acre farm is sure to draw a crowd.

The property is at Coolnahay, approximately 10km west of Mullingar and is in an area that is renowned for top-quality farmland.

The farmyard is exceptionally well equipped, featuring a concrete yard, 18-bay slatted shed, walled silage slab, dry bedded shed and accommodation for around 200 cattle.

“It’s an exceptional, model farm with a derelict residence,” says selling agent Pádraic Murtagh of Mullingar-based James L Murtagh & Associates Auctioneers.

“The lands are laid out in six well-organised divisions. They’re all in permanent pasture of excellent quality, with little or no waste.

"The holding is fenced throughout for cattle, has a water supply in every division, and enjoys the advantage of an internal roadway, providing ease of management across the farm.”

The farm will be offered on the day in its entirety but also in lots, as follows:

  • Lot 1 (yard and farm buildings on 83 acres);
  • Lot 2 (60.4 acres);
  • Lot 3 (the entire holding).

The farmyard is exceptionally well equipped, featuring a concrete yard, 18-bay slatted shed, walled silage slab, dry bedded shed and accommodation for around 200 cattle.

“The layout, infrastructure and grassland quality make this property ideally suited to a dairy, beef, or general livestock enterprise,” adds Pádraic.

The farmland also includes six acres of forestry – primarily consisting of Sitka Spruce and some Alder. It was planted 22 years ago.

More intriguingly still, there is a derelict cottage on the land, offering some great potential for the next owner.

The state of the residence may qualify it for a Vacant Homes Refurbishment Grant, which can provide up to €70,000 towards the restoration of a derelict property — as a permanent home or a home to rent.

The exceptionally long stretch of public road frontage (1km) ensures excellent access, with five separate access points along its western and northwestern boundaries. The property also features direct access onto the Royal Canal.

The overall combination makes for a very tempting and rare package, with a reasonable price guide of €1,900,000 (€13,300/acre).
