144-acre North Dublin farm abounding M1 set for October auction

The 144-acre farm for auction at Grangemount, The Naul, Co. Dublin.
Coming up for public auction on Wednesday, October 22, at 3pm is a 144-acre farm just off the M1 motorway, close to Dublin Airport.
“We’re delighted to present this exceptional farm,” said Will Coonan of Maynooth-based auctioneers Coonan Property. “It’s 144 acres of prime farmland, and it’s presently laid out in a mixture of tillage and grass.”
The location could not be a more accessible one. The holding enjoys road frontage onto the M1, as well as frontage onto another minor road — the L1085 — with two entrances off the same road.
“These top-quality lands are laid out in about 14 divisions,” said Mr Coonan, “With mature hedgerows to the boundaries.”
The property is southwest of Balbriggan and is accessed off Junction 6 of the motorway and is within easy reach of a whole range of amenities in the towns and villages nearby, as well as being close to Dublin City and Airport.

The property could tempt someone looking to move on-site permanently, subject to obtaining permission for a dwelling. There are some outbuildings on the farm as it stands.
“There’s a yard also with storage sheds and hay sheds with secure roller shutter doors,” said Mr Coonan.
This auction is certain to elicit a lot of interest: Firstly, because of the size of the property on offer; Secondly, because of the quality of the land in question; Thirdly because of its unrivalled access.
While it’s rare that a combination of the first two qualities comes along, to have access directly off a motorway is an advantage that opens up the holding to interest from national and international sources, as well as local farming interests from this progressive and wealthy farming area.

The auction will take place at the Dunboyne Castle Hotel, Dunboyne, Co Meath. The price guide quoted (rather conservatively) is “in excess of €2m” (€17,5000/acre).
