175ac West Waterford farm goes to auction at €2.25m AMV
The farmhouse on the 175-acre farm for auction at Shanakill, Aglish, Co Waterford.
Coming up for public auction on Friday, October 24, at the Park Hotel in Dungarvan is a 175-acre farm at Shanakill, near Aglish Village, Co Waterford.
The property is being sold jointly by Denis Collins, of Fermoy-based Collins O’Meara Auctioneers, and by Éamonn Spratt, of Dungarvan-based REA Spratt Auctioneers.
The property is in a fertile part of West Waterford, with the River Blackwater lying approximately 1.5km to the west of the farm. Youghal is 20km to the south and Dungarvan is approximately 18km to the east.

The holding enjoys approximately 1.5km of road frontage, making it particularly conducive to subdivision.
It is being offered in the following lots:
- Lot 1 consists of 67.2 acres, including a house and farm buildings;
- Lot 2 consists of 107.6 acres of land;
- Lot 3 is the entire holding.
“There has been good interest to date,” said joint selling agent Denis Collins.
“It’s a well-recognised holding, and the sale has been anticipated for some time in the area since the owner’s passing. It’s not often that a holding of such a scale comes to the market in this area, which offers something for everyone. It has a good mixture of grassland, tillage, and some forestry as well for good measure.”
Most of the land (152 acres) is in grassland and tillage, with approximately 18 acres under forestry and a further five-acre parcel in need of reclamation.

The house is a two-storey traditional one extending to 156m² of living space. It is described as habitable and in good structural condition, though in need of refurbishment.
“It offers significant potential as a substantial family home,” said Mr Collins.
“And it has the benefit of numerous stone-cut traditional outbuildings on its doorstep, which are a distinctive feature of the property.”
Outbuildings include a four-span hay shed, calf shed, cubicle shed with 64 cubicles, two silage slabs measuring 60' x 30', and an old milking parlour.
There are also traditional stone buildings offering more potential, and BISS entitlements are also included. The AMV is €2.25m.
