Westmeath farm guiding €1.5m at auction

Lots 1 and 3 of the 159-acre farm.
Coming under the hammer on Tuesday, October 7, is a 159-acre Westmeath farm, offering a mixture of land uses, being sold in five lots.
The property is at Kilgawney, Rathconrath, and the online auction is being handled by David Quinn of Gorey-based auctioneers Quinn Property.
The holding is on the R392, the main Mullingar-Ballymahon road, 30km from Athlone, 16km from Mullingar, 12km from Ballymahon village and 9km from the Center Parcs holiday resort.
- Lot 1 is the largest lot, consisting of more than 69 acres. “This is excellent quality grassland,” says Mr Quinn. “The lot is laid out in five fields and the land would be suitable for tillage.” It has a guide price of €10,000/acre.
- Lot 2 is a 57.6-acre holding. The quality may not as high as Lot 1 but it does have the advantage of road frontage onto the R392. It is currently all in grass and has a cattle crush and pen. The guide is €8,000-€10,000/acre.
- Lot 3 consists of a derelict cottage and shed with frontage onto the R392 on 0.8 acres of land. This is guiding a very tempting €40,000.
- Lot 4 is a 31.7-acre parcel of mature forestry. In keeping with rising forestry prices, this is guiding €6,000-€7,000/acre.
- Lot 5 is the entire 159-acre holding.
There is no doubt it will attract a wide range of potential suitors. The quality lands on offer (particularly in Lot 1) are of a substantial quantity and that should ensure interest both locally and from people farther afield who will appreciate the uncomplicated access from a good regional road which is in easy reach of the nearest motorway (the M6 Dublin-Galway motorway lies about 15km to the south).
“The lands have been well-farmed and are generally presented in good heart,” says Mr Quinn, who points to the farm’s potential for improvement.
The derelict cottage next to the public road offers another kind of potential for people seeking a home, or it may be tempting to someone looking to incorporate it into one of the other lots.
