Marble City May 1 auction offering rare riverside gem

Coming up for public auction on May 1 at the Clubhouse Hotel, Kilkenny City, is a 46-acre farm by the River Nore.
As Ed Donohue, of Kilkenny-based auctioneers Donohue Town & Country, explains, the location of the holding at Dunbell is a “desirable area known for its beautiful landscapes, convenient access to Kilkenny City and Bennettsbridge".
With a derelict house on the site, the agents will be offering the farm in two lots as well as the entire property:
- Lot 1 consists of the cottage on 18 acres. The setting is tranquil and private, surrounded by mature trees and with direct access to the River Nore. The land features a large field to the rear of the derelict house and a parcel of forestry which extends to the riverfront.
- Lot 2 consists of 28 acres of prime grassland fronting onto the Sion Rd; it is a high-quality acreage that is suited to any agricultural enterprise.

“For Lot 1, we’re guiding it around €300,000,” said Mr Donohue. “It isn’t easy to predict what it will fetch because it has about five acres of grass, but it’s a very fine amenity property that’s already generating phenomenal interest.
“Lot 2 is a nice parcel of quality grassland in an area where land rarely comes on the market, and we’re guiding it at €20,000/acre.”
