€51,000 an acre expected for 43-acre Kerry holding

The farm is close to the village of Ardfert, Co Kerry.
New to the market with Tralee-based auctioneer Éamonn McQuinn of McQuinn Consulting is a 43-acre tillage farm adjacent to Ardfert village in North Kerry with interesting usage possibilities.
“This is an exceptional piece of ground,” Mr McQuinn said. “And part of it is zoned as well.
“It has been known locally as the Glebe Lands and it used to belong to the Catholic Church, going back to the 19th century. The land quality here is among the best in the county. It’s flat, arable land.”
As for the zoned parts of the land, this consists of 19 acres in all, with three different types of zoning involved.
- Lot 1 consists of prime agricultural land of 23.87 acres with a roadside farmyard;
- Lot 2 consists of about 19 acres of land situated within the Ardfert Settlement Boundary, zoned 01/P1/M1;
- Lot 3 is the entire 42.87-acre holding.
“It’s a fabulous block of land which literally wraps around the village,” Mr McQuinn said. “The farmyard in Lot 1 gives direct access out onto the Tralee-Ardfert road.”
The entire holding is being guided at €2.2m (€51,000/acre). Although the agent is reluctant to give a full breakdown between the purely agricultural land and the zoned land, it is reasonable guide and one which takes account of the fact the agricultural land is of a high value.
