€30k an acre expected for auction of land next to Ireland's 'Main Road'

Almost 100 acres of land by the side of the dual carriageway is being auctioned on May 15 next at the Keadeen Hotel in Newbridge, Co Kildare.

The property in question is in the townland of Blackchurch, 11km from Naas. The property is not zoned but with road frontage onto the N7 at the Castlewarden Interchange (Junction 6), it can justly be described as a major rarity and high-profile strategic land bank.

The 97-acre land parcel is being sold in two lots — Lot 1 of about 4.8 acres and Lot 2 of circa 92.2 acres.

“The attraction and value of the lands is substantially enhanced by direct access onto the N7,” says selling agent Paddy Jordan of Newbridge-based Jordan Auctioneers. 

“It’s one of Ireland’s busiest thoroughfares, with over 50,000 movements per day. Citywest lies just 12km from the holding, while Rathcoole (8km) and Kill (4.5km) villages are to the east and west respectively… The lands are situated about 16km from the M50 and 38km from Dublin Airport.

“There are few land holdings of this magnitude and profile and proximity to the infrastructure in the greater Dublin/Kildare area. The proximity of other urban locations further enhance its appeal and long-term potential.”

The price guide for Lot 1 is in excess of €300,000 and for Lot 2, it’s €30,000/acre.
