€1.4m expected at Templemore auction of 60-acre farm with period home

Situated in a very accessible part of South Tipperary just 7km southwest of Templemore, a period house on 60 acres will make for an intriguing public auction on Wednesday the 8th of May next at the Templemore Arms Hotel.
Kill House is in the townland of Kilvilcorris, with Thurles 11km to the south and Borrisoleigh 6km to the west.
According to the selling agent Vincent Ryan of Thurles-based Thomas V Ryan Auctioneers, the quality of the land itself is a major draw:
“These are top-quality agricultural lands,” says Vincent, “and they enjoy over 600 metres of road frontage.”

The aesthetics of the house and curtilage will please many as well, featuring a tree-lined avenue approach to the main house, via electric gates at the public road entrance. There are mature gardens and a number or stone-built outbuildings. There is a separate avenue entrance to the farmyard, which features a slatted unit and hay barn. In addition, there’s another derelict house by the roadside.
“Kill House is an extensive two-storey residence,” says Vincent. “It offers approximately 380m2 and it’s in excellent condition throughout.”
The period home is a protected structure and boasts a number of original features, such as coving, fireplaces, ceiling centrepieces and joinery.

The property will be offered in lots. Lot 1 consists of Kill House on 41.67 acres of top-quality land with road frontage onto two public roads and including the farmyard. This lot also includes the two avenue approaches, a hay barn lean-to and slatted unit with centre aisle, yard and crush. Lot 2 is 18.69 acres of top-quality roadside land, with a double-gate-width roadside entrance. It also includes a holding area and a stone-built shed. Lot 3 is the derelict house on the roadside on just under a third of an acre. Lot 4 is the entire holding.
With something for everyone, there should certainly be a strong turnout on the day of the auction. The lots involving the houses are difficult to predict but the overall price guide of €1,400,000 is a realistic one.
