45-acre farm in south Tipperary seeking €17k/acre
The 45-acre farm at Everards Grange is 'as level as a billiard table and it’s ideal for any purpose', according to the auctioneer.
A 45-acre farm near Fethard in South Tipperary is new to the market with Clonmel-based auctioneers REA Stokes & Quirke.
Located in the townland of Everards Grange, just 2.5km from Fethard, the holding is served by a mains water connection and is in grass.
“This is seriously good land,” says auctioneer John Stokes. “It’s as level as a billiard table and it’s ideal for any purpose… It’s laid out in five fields and well fenced, with a nice bit of road frontage as well.
“A lot of local people would be familiar with Everards Grange — it’s on the way to Mouse Morris, a local well-known racehorse trainer.
“Even with all the rain we’ve had, you can walk the land easily any time of day, it’s so well drained.”
Price guide is in or around the €750,000, John says. It’s the kind of land that will be immediately attractive to people both in the equestrian and the dairying sector — both of whom have proven the most cash-rich sectors in recent years.
Depending on how interest develops, therefore, the guide of around €17,000/acre may yet prove to be somewhat conservative.
