€490,000 sought for West Cork holding of mixed quality
The name Kilcoe may not mean much to some people but for many, it will undoubtedly conjure up images of its pink-coloured castle owned by well-known British actor Jeremy Irons.
For the most part, however, this small rural community on the N71 between Ballydehob and Skibbereen is concerned with agriculture, and the lands in the area are a mixture of fine pasture land and less productive stony ground.
A 66-acre residential offering from Skibbereen-based auctioneer Pat Maguire Properties is representative of the area, and is being offered to the market in separate lots.
The property is in the townland of Leighcloon, near the Kilcoe church and primary school, just off the N71, and 600m from the shores of Roaringwater Bay.
The scenic village of Ballydehob is just under 5km to the west, while the larger town of Skibbereen is 15km to the east.
Perhaps mindful of the current rise in demand nationally for a dwelling with some acreage, Lot A consists of the farmhouse on 11 acres.
According to the selling agents, the house is in need of total renovation, but interest is already strong.
“What we have here is an executor sale,” says Pat.
“In Lot A, eight of the eleven acres would be of good silage-quality ground and the rest would be trees and shrubs and that sort of thing.
“The house is in need of complete renovation but the site where the house is is very charming, with trees around it.”
The remaining lot (Lot B) consists of approximately 55 acres which varies in quality, according to the selling agent. “It’s in one block, with dual road frontage,” says Pat.
“There are about 20 very good acres, 10 medium-quality acres, and the rest is poor, with rocky outcrop.”
The house on 11 acres is guiding at €195,000, while the 55-acre lot has a guide of €295,000.
