Million-euro Expectation on Farm with Quality Residence
The large quality tracts of land to the west of the N20 (main Cork-Limerick road) contain pockets where farms have set exceptionally strong prices over the last five years. The deep soil and rate of industrialisation of farming practices in this area have helped it evolve into an important agri-food zone, .
The proximity of a good road linking Munster’s principle cities also works in its favour, something that will become even more marked with the inevitable improvement in the road network in the coming years.
A 63-acre residential property listed with Ballinhassig-based agricultural land specialist Christy Buckley is situated in the heart of this area. It offers quality land and a high-quality home. There is also a proliferation of important market towns nearby, with the farm located just 4km from Bweeng and 13km from Mallow, while Cork City is 30km away.
The farm boasts a well- appointed residence built in recent years and maintained to a high standard. It is, according to the selling agents, “in top-class condition”, representing an attractive part of the overall package.
“We’re in a position to offer the house on its own and one acre as a separate entity, if needs be,” says Mr Buckley of the dormer-style residence that boasts an exterior that is just as impressive as the exterior, with its pillared wall entrance with security gate, tarmacadam drive, detached garage and mature, neat gardens.
Inside, the house cuts a charming and imposing presence. The striking hallway sets the tone for the rest of the interior, with its quality two-toned staircase, ceramic floor tiling, chandelier and decorative coving on the ceiling. The rooms include a large, bespoke fitted kitchen in the dining room, complete with central range, in a contemporary country-kitchen style. The simple, elegant theme is repeated in the sitting room through its central fireplace, while the tasteful décor that marries the best of modern living and country style continues throughout the bedrooms upstairs.
The land is split in two by a public road, giving the obvious option to sell the land in two lots, providing plenty of good road frontage, both with the road running through the land and a smaller section of public road on the southern boundary of the westernmost section.
“Most of the land is of good quality, with the exception of about five acres, but the rest is perfect land,” says Mr Buckley. The poorer-quality ground is at the eastern extremes of the farm that narrows as it stretches away from the road.
The farm has been used for dry stock in recent years and, in spite of dairying being the dominant activity, there is a wide mixture of farming activity close by, from poultry farming to dairying and everything in between.
There are no entitlements with the holding, which is fresh to the market, but the agent says “the interest has been good, it’s been very encouraging”.
The price guide is set at the standard €10,000/acre for good land, with the five acres of poorer quality expected to fetch in the region of €5,000/acre. These are conservative enough figures for the conservative times we live in, but the true value of the land will reveal itself in due course. The expectations for the house are strong. There’s no doubt that such a quality residence will attract plenty of attention, with its mature lawn, yard and collection of outbuildings on one acre and the price guide of €400,000 doesn’t seem to be off the mark.
Overall, therefore, this unique offering is expected to achieve a figure in the region of €995,000.
