As consolidation is increasingly the order of the day in preparation for the forthcoming expansion in dairy farming, there are many progressive farmers in the country who are geared up to creating a large holding made of accessible smaller portions.

It’s interesting to note, therefore, that a 59-acre Co Cork holding at Lower Killacloyne, Carrigtwohill, just off the N25 dual carriageway is attracting potential buyers from a broad sweep of the net. The property has been let for some years and has been getting “great prices for conacre” during that time, according to the selling agents. “Forty acres of it is excellent land,” says Midleton-based agent David Keane. “There are about 20 acres in need of attention, of which 10 or 12 can be easily brought back into use.”

Roadside access is not what you might call expansive, but it is very good nonetheless, with what used to be the main Cork-Midleton road running right alongside, offering quick access from the nearby N25 that also brushes alongside it.

There are no buildings going with this property, but it is close to services, with electricity and mains water, as well as a back-up supply from a never-failing stream. Another important attraction is in the Single Farm Payment amounting to approximately €4,500. As a price guide, the agents are expecting something in the region of €500,000 for this offering currently in tillage but which will suit any farming enterprise. It also has some future development potential in an area of satellite towns of Cork city.
