235-acre Bantry farm with commonage

It was on the market a year ago, but an agreed sale fell through, so this Borlin, Bantry property is back for sale again.

Set on 235 acres near Bantry, at Derryclougher, Borlin, it’s a mixed farm with extensive commonage rights, says agent, John Hodnett, who’s selling the land jointly with John O’Neill, of Celtic Properties.

“It comes with a traditional farmhouse in good condition and has 40 acres of good-quality grazing land,” says John Hodnett, “with extensive commonage rights. It’s mixed quality land and hill land, and is ideally suited to sheep grazing.

“The Borlin river flows through part of the land and it also comes with a haybarn and out-offices,” Hodnett says.

The residential farm is a short drive from Bantry town and is priced between €350,000 to €400,000 and is for sale in one lot.

There is a micro-generation hydro-electric station on the farm, which brings in a handy €5,850 per annum in rent.

The one-eighth share of commonage is 242 acres of hill land.

Freehold and commonage run together to give a manageable cattle-and-sheep grazing enterprise, the joint agents say.

The main residence comprises a good quality, four-bedroomed farmhouse in good condition.
